A fabulous locality in a really nice sub-division. Good parking, close to home and hospital. Just next door and below NM Women's Club building. Accessible from Old Pecos Trail and also from St. Michaels Drive.  It is just a few hundred yards from the territorial style place that has a tennant in with a 3 year lease. Couldn't believe this find and so reasonably priced by comparison with other similar or lesser quality localities.

Nice privacy for "cash customers" in a very respectable and beautiful sub-division to attract the upper class clients.

So here's the catch right? (below) The reason it is so reasonably priced by comparison with the neighbors, it is not the prime space in the building. Below you'll see that the utilities are up against the office windows although concealed with cayote fencing , it means there is no view from within the offices. 

Still we could start here and if we are successful we can always upgrade within the same area but of course pay a lot more.

(below) is the floor plan which also is not ideal but I think we can make it work for us. The pretty glass door opens into a corridor but immediately on the left is the toilet. Looming as the introduction to the rooms. We could make that less obvious and more attractive quite easily by changing the sign and decorating the door with our logo.   We may be able to remove one of the partitions which will open up more space for the waiting room and in and out windows in an adjacent room.  There is plenty of space for us to grow into at a very reasonable price in a super location. We just have to accept that it's "cheap" because it's tucked in a corner without the enjoyment of a pretty view. We'll have to draw the blinds and have some nice art on the walls to compensate but it gives us a really great opportunity to get into a wonderful neighborhood with great proximity to home and hospital staff and other health care services.

Parking for "our" building starts to the left of the building and wraps all the way around all three sides of the building.  The arrow is from the first carpark pointing to the cul-de-sac in front of the office which exits the complex too. The building on the left here is the far left corner of the building as seen in upper photos.

In case you can't read the numbers: $18.00sq.ft $2,400.00 per month. Ready to move into. Will check it out tomorrow if Phil can give us the time to inspect it.  We have seen lots of possibilities elsewhere but nothing as glamorous or sweet as this nor as convenient that offers so many plussess.  Most places we've considered have plussess and negatives. This place is heavily stacked on the positives side.  If we can remove the partition in that first room to the right it would open the entrance up to be a good sized waiting room. We can put a sliding glass window in the dividing wall between that area and the next room. Directly behind the toilet is a "break room" We can take the room in the left front corner for the break room as it is larger and out of the way and use the existing break room for something else, maybe the scale??  Anyhow it all looks very interesting and I'm wondering if you need to see it or if we should grab it while it is available?
